Hundreds of build to rent units proposed for key inner west site

The Keylin Group lodged a development application for an Indooroopilly site to meet the current shortfall in rental property, just 7km from Brisbane CBD and 80m from Indooroopilly Shopping Centre.

A new mixed-use community has been proposed for Brisbane’s inner west with 478 residential apartments to be built in four towers, most of which will be subsidised rentals.

The Keylin Group lodged a development application for the Indooroopilly site to meet the current shortfall in rental property just 7km from Brisbane CBD and 80m from Indooroopilly Shopping Centre.

The project has 388 build to rent apartments, of which 39 will be specifically for affordable housing offering lower rent options with the support of the Housing Investment Fund.

An additional 44 units will be for short-term accommodation and there will be 46 premium apartments for private ownership.

The Keylin Group lodged a development application for a site located just 80m from Indooroopilly Shopping Centre.

Keylin managing director Louis Cheung said it was “one of the most significant development opportunities in Brisbane’s inner city” and aimed to bring new life to the inner west.

Plans include retail, dining and community areas, as well as extensive green spaces which will cover 45 per cent of the site including landscaping and rooftop gardens that create a “unique suburban rainforest”.

The apartments range from studio, one, two and three-bedrooms across three of the buildings, with the 46 premium apartments to be located in the fourth. No price guides have been released as yet but the development covers 6,3331sq m within the Indooroopilly Centre Neighbourhood Plan, fronting Station Road, Riverview Terrace and Foxton Street.

“The broad range of accommodation will result in a highly diverse community and provide much needed housing supply so close to the city,” Mr Cheung said.

“We undertook a proactive community engagement process during the planning stage and have incorporated feedback in the final development plans, including significant landscaping and green spaces, pedestrian connections, and enhanced retail and dining options, as well as provision for affordable housing and more community facilities for the public.”

The proposal is for extensive green spaces to cover 45 per cent of the site.

The project caters to those working from home with a creative arts and media hub, recording and podcast studios, as well as co-working open areas, meeting rooms and private office pods.

Its proposed health and wellness precinct will have a commercial grade gym, spa, and a 20m pool with stunning city views.

Another standout feature is its “Cycle Club” on the ground floor with bike service facilities and parking for 595 bikes to cater for residents wishing to take advantage of nearby bike paths.

“We are particularly proud that the proposed development achieves significant objectives under the Brisbane Sustainable Growth Strategy for renewal planning that encourages higher density in areas with access to public transport and services,” Mr Cheung said.

Award-winning architects Jackson Teece, creators of the iconic Southpoint master plan, have incorporated innovative design features in a nod to the area’s heritage. The firm included a series of arches, drawing inspiration from the nearby Walter Taylor Bridge, in addition to an extensive ‘veranda’ that will face Station Road, to reflect the character of the many classic Queenslander-style houses nearby.
