The property at 343 Western Ave is open for viewing by the public from 9am to 5pm daily until June 18, including on the Qld/NT public holiday on May 1.

Located along the picturesque town’s premier street, the house has an open floorplan, with spacious living areas, high ceilings and expanses of glass capturing stunning green views.

PropTrack data shows a typical house in Montville costs $972,000.

House prices rose steeply through 2021, but have come down 2.8 per cent over the last 12 months.

Rental yield is 2.9 per cent.

Brant and Bernhardt principal, Susan Brant, who is marketing another acreage property on Western Ave, said homes in Montville generally commanded a higher sale price than other Hinterland suburbs due to limited supply.

While the area has traditionally been home to retired and semi-retired professionals, younger families were increasingly attracted to the laidback lifestyle and tight-knit community.
