There was lots of buyer activity at auctions all across Brisbane last weekend.

A three-bedroom, two-bathroom home at 6 Hornbill Court, Algester sold under the hammer $910,000 with an opening bid of $750,000.
Property agent Jason Song from Ray White Rochedale said the result was positive.

“It’s not bad for today’s market with high interest rates and for what the property is”, Mr Song said.
“I’m feeling positive about the market, lots of new listings coming up with and one of my new listings had 21 groups through.
“We‘ll see more stock come through in Spring.”

A five-bedroom, three-bathroom home at 41 Mayfield Street, Ascot sold under the hammer for $4.03m with an opening bid of $2.3m.
Auctioneer and Ray White Collective principal Haesley Cush from Ray White said the auction had a great crowd and really strong bidding.
“It (the auction) opened quite low at $2.3 million and then steamed up to $4 million when it was called on the market, then two buyers battled it out in really little bids before it eventually sold for $4.03 million under the hammer.

“It’s a recently refurbished property which is a perfect example of what people are looking for in Brisbane because it gives them certainty about what the final property will look like in an uncertain construction cost environment.

41 Mayfield Street, Ascot features a large outdoor entertaining area with a pool.

“We had local and international buyers, I believe it went to a local buyer.”

Principal of Ray White New Farm, Matt Lancashire said he was happy with the result.

“Mayfield Street is a beautiful street, the home has been renovated to an incredibly high standard,” Mr Lancashire said.

“We‘ve had 100 groups over the last three and a half weeks.

“There were buyers from interstate, international and locally.

“When you‘re dealing with the high price bracket, buyers aren’t focused on interest rates and not relying on finance.

“Even if the listings increase the buyer demand will still be high.

“We‘re seeing a huge amount of people coming into South East Queensland there’s still 30 per cent more buyer activity than last year, it’s the perfect storm.

“If you look at any market across inner city Brisbane there is no stock at all.”

A four-bedroom, three-bathroom home at 55 Henzell Terrace, Greenslopes sold under the hammer for $1.562m with an opening bid of $1.1m.
Property agent Carla Haddan from Place Bulimba said there was lots of activity at the auction.
“Everyone is really pleased about the result, our sellers and buyers both feel it was fair market value today,” Ms Haddan said.

“We had a few first home buyers and downsizers at the auction.

There was a lot of interest from buyers at 55 Henzell Terrace, Greenslopes.

“We have just signed up another five listings that are all coming on the market soon.

“We have probably bought several sellers forward, a lot of them were thinking October/November.

“We’ve got the buyers, we just need more stock.

“The new buyers are from Carindale and all registered bidders were local, they‘re going to rent the home out for a few years before renovating it.”

A four-bedroom, two-bathroom home at 13 Mayda Street, Shailer Park sold under the hammer for $876,000 with an opening bid of $600,000.

The auction had a total of 13 bidders.

Property agent Rebecca Cudderman from Ray White AKG said the result was strong even though the property needed a bit of work.

“We saw 50 to 60 groups through this property throughout the campaign,” Ms Cudderman said.

“We met the reserve at $750,000, so we got more than what we expected.

“The underbidder missed out on the property by a grand.

The auction for 13 Mayda Street, Shailer Park had 13 registered bidders.

“Usually if the property is a family home, it’ll be selling into a week or two.

“There’s a lack of stock in the Logan region lots of families wanting to get into the area.

“Buyers generally speaking are from South East Queensland.

“Anything that is move in ready or developments is selling.”

The new owners are down sizers who already live in the area.

Property agent Benny Liu from Ray White Rochedale said the auction at 11 Catalpa Street, Eight Mile Plains ‘was a sensational result’.

20 bidders registered for the auction.
Property agent Benny Liu from Ray White Rochedale said the result was sensational.
“For a three bedroom, one bathroom home, it‘s a sensational result,” Mr Liu said.

11 Catalpa Street, Eight Mile Plains Agent: Benny Liu, Ray White Rochedale

“The new owners are locals from Brisbane.
“There is still a lot of interest across the market.
“Stock levels are increasing, it’s different to about two months ago where we had less stock.
“I do think stock levels will increase over spring.”
